What is my property worth?

The right asking price determines how quickly and on what terms a property is sold. Too high deters buyers, too low gives money away. Depending on the property, the sales comparison, income or cost approach is used – these factors are taken into account:

Location

Macro and micro location, connections to S-Bahn and motorway, infrastructure, noise, orientation.

Condition

Year of construction, modernisations, roof, windows, heating and energy standard.

Size

Living and usable space, number and layout of rooms, ancillary areas.

Plot

Area, standard land value (Bodenrichtwert), shape and possible development under the development plan.

Features

Bathrooms, kitchen, floors, balcony or garden, parking space and garage.

Market situation

Interest rates, supply and demand in the relevant sub-market at the time of sale.

Questions & answers

Frequently asked questions about selling property in the Rhine-Main region

Can't find your question? Call 06105 30 80 837 or write to info@batu-immobilien.de.

How much is my property in the Rhine-Main region worth?

That depends above all on location, condition, size, plot and features – and on what comparable properties in your area have recently achieved. The standard land values (Bodenrichtwerte) in the BORIS Hessen portal provide an initial indication of the land value.

Online calculators give a rough range. A reliable asking price is determined by an on-site valuation that takes the particular features of your property into account.

How much does a real estate agent cost?

When apartments and single-family houses are sold to private buyers, the commission has been split between seller and buyer since December 2020; the buyer pays no more than the seller (§§ 656c, 656d BGB). The brokerage agreement must be in text form.

At BATU IMMOBILIEN, the commission is 3.57 % of the purchase price incl. VAT each for seller and buyer. It only becomes due once the purchase contract has been signed at the notary.

How long does it take to sell a property?

From preparation to the notary appointment, it often takes two to six months – depending on the property, price and demand. After notarisation, it usually takes a few more weeks until the purchase price is paid and the change of ownership is entered in the land register. Well-prepared documents shorten the process noticeably.

Which documents do I need to sell a property?

In principle: a current land register extract, cadastral map, floor plans, living space calculation, building specification and energy performance certificate – the latter must be available at the viewing at the latest.

For apartments, additionally: declaration of division, minutes of the owners' meetings from recent years, budget plan, service charge (Hausgeld) statement and details of the maintenance reserve. BATU helps to obtain any missing documents.

How does a property valuation work?

An initial conversation is followed by an on-site viewing. Documents, comparable data and standard land values are then analysed. We discuss the result in person – with reasoning and a recommendation for the asking price.

Note: An agent's valuation is not a substitute for a formal market value appraisal (Verkehrswertgutachten) by an expert, as may be required by courts or tax offices, for example.

When is the best time to sell a property?

What matters most is usually your personal situation, not the time of year. Interest rates and demand are important – and, for let or non-owner-occupied properties, the ten-year speculation period. Have tax questions checked by your tax adviser in advance.
