Condition, features and location are recorded in person.

  4. 04

    Result & recommendation

Market value with justification and a recommendation for the asking price.

Value factors

What determines the value of your property

In the Rhine-Main region, prices often differ even between two streets. That is why a close look at these six factors matters.

Location

Macro and micro location, connections to S-Bahn and motorway, infrastructure, noise, orientation.

Condition

Year of construction, modernisations, roof, windows, heating and energy standard.

Size

Living and usable space, number and layout of rooms, ancillary areas.

Plot

Size, standard land value (Bodenrichtwert), layout and development potential under the development plan.

Features

Bathrooms, kitchen, floors, balcony or garden, parking space and garage.

Market situation

Interest rates, supply and demand in the submarket at the time of sale.

Methods

Three ways to the market value

Which method is suitable depends on the type of property. Results are often cross-checked against each other as well.

Sales comparison approach

Based on prices actually achieved for similar properties. Typical for owner-occupied apartments and houses in areas with many comparable sales.

Income approach

Derives the value from the rental income that can be achieved sustainably. Typical for let apartments and multi-family houses.

Cost approach

Made up of the land value and the value of the buildings. Typical for owner-occupied houses with little comparable data.

Questions

Frequently asked questions about valuation

How accurate are online calculators?

Online calculators provide a rough range based on average values. They cannot recognise condition, floor plan, view or modernisations – and it is precisely these details that often make a big difference in the Rhine-Main region.

What is the standard land value (Bodenrichtwert)?

The average value per square metre of undeveloped land in a zone, determined by the expert valuation committees. In Hesse, it can be viewed on the BORIS Hessen portal and is an important basis for the value of the plot.

Am I obliged to sell after the valuation?

No. The valuation provides clarity – you then decide in your own time whether, when and how to sell.
