Valuation and documents online

We value your property, obtain missing documents and put everything into a digital data room – you decide by phone, e-mail or WhatsApp.

We handle viewings

We show your property on site, check prospective buyers and their financing and keep you updated after every appointment.

Notary appointment by power of attorney

You do not have to travel: with a notarially certified power of attorney the purchase contract is signed on your behalf – certification is also possible at German missions abroad.

Handover and purchase price

We hand over keys and meters to the buyer; the purchase price is paid into your account – in Germany or abroad.

Taxes in Germany: as a rule, a sale is tax-free if you lived in the property yourself in the year of sale and the two previous years, or if you have owned it for more than ten years (Section 23 EStG). We are not tax advisers – please have your case checked individually by your own tax adviser.

Turkey

Turkish west coast: from İzmir to Bodrum

A city apartment in İzmir, a holiday home in Çeşme or a villa in Bodrum: we support you in buying and selling on the Aegean coast – from the first assessment to the appointment at the land registry (Tapu).

  • İzmir
  • Urla
  • Çeşme
  • Seferihisar
  • Kuşadası
  • Didim
  • Bodrum

Ownership only with the Tapu

In Turkey, ownership only passes when it is registered at the land registry – a preliminary contract, even a notarised one, is not enough.

The key documents

Registration requires, among other things, a current valuation certificate, earthquake insurance (DASK) and a Turkish tax number.

Power of attorney from Germany

If you are not there in person, you need a power of attorney with an apostille or consular certification and a certified Turkish translation.

Taxes on sale

In Turkey a sale is tax-free after a holding period of five years. Under the double taxation agreement Turkey taxes the gain; in Germany it may increase your tax rate (progression clause).

General information without guarantee, no legal or tax advice (as of October 2026). Rules and amounts change – please clarify tax and legal questions individually with your own tax adviser or lawyer.

Personal

Bilingual at your side

German and Turkish are our native languages. We know both sides – the procedures at the German notary as well as at the Turkish land registry – and explain every step in the language you are most comfortable with.

Questions

Frequently asked questions about emigrating

Do I have to come to Germany for the notary appointment?

No. With a notarially certified power of attorney, a person you trust can sign the purchase contract for you. You can have the power of attorney certified at a German mission abroad, for example – in Turkey also at the Consulate General in İzmir.

What happens to my tenants when I sell?

Existing tenancy agreements continue unchanged and pass to the buyer. We market let properties specifically to investors.

Can Germans buy property in Turkey?

Yes, in the areas approved for this. A residence permit is not required to buy; you need a Turkish tax number. Ownership only passes when it is registered at the land registry (Tapu).

In which language do you advise?

In German and Turkish – whichever you prefer – and in English. Appointments are possible on site, by phone, WhatsApp or video.
