Investment properties (examples)
Examples: the properties shown are examples of investments we offer or have already brokered. They are not a binding offer; current availability, prices and rents are available on request.
What is an investment property?
You buy an investment property not to live in it yourself but to rent it out. Ideally the rent covers interest, repayments and running costs – and you build wealth step by step. Typical examples are let condominiums, apartments and apartment buildings in well-connected locations.
Regular rental income
Monthly income that can grow over the years with rent adjustments.
Tangible asset
Land is limited – a property in a good location is a tangible asset with long-term value potential.
Leverage through financing
With a loan you invest more than your own equity; interest is tax-deductible in Germany.
Tax benefits
Depreciation and deductible costs can reduce your taxable income – more on this below.
An honest calculation also includes vacancies, rent defaults, maintenance and interest-rate changes. We work through every property realistically with you – including service charge, maintenance reserve and non-recoverable costs.
German tax benefits at a glance
Important: we are estate agents, not tax advisers, and we do not provide tax advice. The following is general information without guarantee (as of October 2026). Whether and to what extent tax benefits apply to you must always be checked individually with your own tax adviser.
Depreciation (AfA)
You depreciate the building share of the purchase price every year: 2% for buildings completed between 1925 and 2022, 2.5% for older ones and 3% for new buildings completed from 2023 (Section 7(4) EStG). Land cannot be depreciated.
Declining-balance depreciation for new builds
5% of the remaining value per year for new residential buildings whose construction started between 1 October 2023 and 30 September 2029 (Section 7(5a) EStG) – also when bought by the end of the year of completion.
Special depreciation for new rental housing
An additional 5% per year in the first four years (Section 7b EStG) for new rental apartments with a building application between 2023 and 30 September 2029, Efficiency House 40 standard and construction costs up to €5,200 per m². Condition: let for at least ten years.
Deductible costs
Loan interest, property management, maintenance, insurance, property tax not passed on, trips to the property and tax advice reduce your rental income for tax purposes.
Listed-building depreciation
For listed buildings you depreciate the renovation costs at 9% a year for eight years and at 7% for a further four years – up to 100% in twelve years (Section 7i EStG).
Tax-free sale after 10 years
If more than ten years pass between purchase and sale, the profit from a private sale is tax-free (Section 23 EStG).
Yield calculator
Enter the purchase price and rent – the calculator instantly shows the yield and price-to-rent ratio.
Example calculation: the pre-filled values are an example. Replace them with the figures of your property.
Gross rental yield = annual net cold rent ÷ purchase price. The net rental yield deducts non-recoverable costs (e.g. management, maintenance reserve) and uses the purchase price plus purchase costs. Purchase costs in Hesse: 6% real estate transfer tax, around 1.5–2% notary and land registry, plus 3.57% agent’s commission where applicable. The calculator is a guide only and does not replace financing or tax advice.

Frequently asked questions about investment property
What yield is realistic for an investment property?
That depends heavily on location, condition and price: in Frankfurt rental yields are usually lower than in the surrounding area, but demand is very stable. We calculate every property with you and show comparison values from our market report.
How much equity do I need?
Banks usually expect at least the purchase costs to be paid from your own funds. How much more makes sense depends on your credit rating, the property and your strategy – we clarify this together with your bank or financing adviser.
Can I buy an apartment that is already let?
Yes. The existing tenancy agreement passes to you as the new owner with all rights and obligations (“sale does not break a lease”, Section 566 BGB). You receive the rent from the agreed transfer date.
Do you also advise on taxes?
No. We are estate agents, not tax advisers. We explain the basics and provide all property documents – the tax assessment of your purchase is done by your own tax adviser.
