Process

How the sale works without travelling

  1. 01

    First conversation remotely

By phone, WhatsApp or video we discuss your situation, goals and timing.

  2. 02

    Valuation and documents

We view and value the property on site and gather the documents – you receive everything digitally.

  3. 03

    Marketing and viewings

We handle the exposé, portals and viewings with checked buyers and report back after each viewing.

  4. 04

    Notary with power of attorney

A trusted person signs the contract with a notarially certified power of attorney.

  5. 05

    Handover and payment

We hand over keys and meters; the price is paid into your account – in Germany or abroad.

Power of attorney

The power of attorney: three common ways

  • Certified at a German mission abroad – in Turkey, for example, the embassy in Ankara or the consulates general in Istanbul and İzmir.
  • Certified by a notary abroad with an apostille and, if needed, a certified translation (Turkey is a member of the Hague Apostille Convention).
  • Directly at a German notary during a visit to Germany.
Taxes

Taxes and costs in Germany

  • A sale is usually tax-free if you have owned the property for more than ten years or lived in it yourself in the year of sale and the two previous years (Section 23 EStG).
  • Even if you no longer live in Germany, a gain from selling German property can be taxable in Germany.
  • The buyer usually pays the transfer tax (6% in Hesse), notary and land register costs.

Important: we are estate agents, not lawyers or tax advisers. This is general information without guarantee (as of November 2026). Please clarify legal and tax questions individually with a notary, lawyer and tax adviser – in Turkey with a lawyer admitted there.
