When
When selling without an agent works well
- The buyer is known – family, neighbours or your own tenant.
- You agree on the price and can justify it with a valuation.
- The buyer’s financing is secured.
Checklist
The steps up to the notary
- Clarify the value with a neutral valuation.
- Gather documents: land register extract, energy certificate, floor plans, living space calculation.
- Instruct a notary – in Germany, a property purchase contract must be notarised.
- Costs: real estate transfer tax (6% in Hesse), notary and land register are usually paid by the buyer.
Important: we are estate agents, not lawyers or tax advisers. This is general information without guarantee (as of November 2026). Please clarify tax and legal questions with your tax adviser and the notary.
