What the standard land value is

Standard land values are average location values for plots in a zone, stated in euros per square metre (Section 196 BauGB). Independent expert committees determine them from prices actually paid and update them regularly, usually every two years.

How to calculate the land value

Plot area times standard land value. Example: a 500 m² plot in a zone with €600 per m² has a calculated land value of €300,000.

Limits

Why it is not your selling price

  • It applies to an undeveloped plot – your house is not included.
  • Size, shape and buildability change the value.
  • It is an average from the past; current demand may differ.
